Project 1: Nesbit Lakes — Premium Composite Deck with Underdeck System, Alpharetta

For well-built composite deck projects — whether a straightforward replacement or a new elevated deck — investments in the $90,000 to $120,000 range consistently fall between 10% and 15% of home value for homes in the $700,000 to $900,000 range. This appears to be the natural range for a high-quality deck-only project with premium materials and certified installation.

When you add structural complexity — an underdeck system, a covered porch, or a multi-level design — the investment naturally moves up, but so does the value added to the home. Projects in the $140,000 to $200,000 range that include covered porches, fireplaces, or integrated systems tend to fall between 12% and 18% of home value.

Full outdoor living transformations — with outdoor kitchens, fireplaces, paver patios, and year-round amenity packages — can move into the 20% to 35% range and beyond. The Factors That Move a Project Up or Down the Range
